INTERSTATE LAND, LLC

Interstate Land, LLC started with a 100 acre parcel located at the southwest corner of Interstate 80 and the northwest corner of Cornhusker Highway outside Lincoln, Lancaster County, Nebraska. The property is also less than one mile from the Highway 77 to the west. Twelve acres were donated to the Natural Resources District and some acres in a drainage area were Subjected to a wetlands designation.

This confluence of three, four lane Highways results in the highest traffic count on the interstate system in Lincoln, Nebraska. In addition, the site is across the interstate and down the road from the Lincoln Municipal Airport, which is served by a variety of carriers and is also the home of Duncan Aviation.

The abutting section of I-80 is scheduled for expansion to six lanes in the near future.

The site enjoys a commanding view of several natural and man-made sites, including downtown Lincoln, the state capitol building, a 4.5 acre wetlands area, Oak Creek and 340 acre Capitol Beach Lake. In fact, the location is only two traffic lights and 1.5 miles away from the University of Nebraska campus and Memorial Stadium in Downtown Lincoln Nebraska.

The present owners of the site, at considerable expense, with the assistance and approval of FEMA, the City of Lincoln and the NRD , have widened the adjoining Oak Creek, installed a substantial berm and eliminated any portion of the property from floodway designation. In addition, the elevation of the site has been materially altered compliments of clean, good quality fill brought onto the site during the summer of 2003. The end result is a site that includes portions of the property with flood plain designation with a majority of the property not suffering from any designation at all. One hundred percent of the site is considered buildable.

The zoning of the property is a difficult to achieve Industrial I-1 and includes a number of zoning attributes. See the window reflecting authorized uses. City of Lincoln officials have expressed a willingness to "down zone" portions of the site for other, less intense uses. For example, consultants have said that the site is ideal for not only Industrial uses but also big box Retail, an Office Park and Residential uses of various types. Including town homes, single family and apartments. A mixed use including all of the above is a distinct possibility.

In addition to the existing three sewers below ground on the site, there is a power substation nearby. All utilities are at the end of a public right of way on the north edge of the property and there is rail service nearby. Access is considered ample and more than adequate for development of the site. See attached report.

This convenient and attractive site is available for purchase in various sizes as well as the whole. Parcels of ten to twenty acres are available. A subsequent developer could easily subdivide the property working with the City of Lincoln or make use of a "condominium plat." The website includes a prototypical plat that could be considered by a developer.
